Dave Krider, Birmingham: I’ve used Denise Evans for a number of real estate consulting and brokerage needs. For consulting, she handled a complicated post-closing problem for me on a property I sold and also took back a mortgage. On a property I wanted to purchase, she worked as a consultant and turned up a minor discrepancy when she attempted to find a legal description to put on the purchase contract. Everybody told her it did not matter at that stage, but she insisted on an answer. That led to discovery of the property never having been subdivided from a larger parcel and never assessed in the seller’s name rather than the tax-exempt government prior owner. If she had not found these problems, and I signed the contract, at a minimum closing would have been delayed many months in order to obtain subdivision approval. Worst case, I would have been hit with five years of escaped taxes with my first tax bill after closing. The seller was not cooperative regarding contract language Denise recommended I include to protect myself, so I cancelled the LOI and moved on. For another property, I was under contract and the Earnest Money had already gone hard. About two weeks later, a tenant with 50% of the space said they would not renew at year end. That changed all of my numbers, all of my risk analysis. Denise found a way to extend the Inspection Period at no cost to me, which allowed me time to re-evaluate, ultimately cancel the contract, and obtain a full refund of my Earnest Money. Most recently she represented me on acquisition of an office building that seemed like a good price on paper, but was an incredibly great price after she figured out all the accounting mistakes made by the seller’s management company. We just closed on that property, and she has taken over management of the building for me. Although I am very experienced in real estate, Denise has taught me a lot, made a lot of problems disappear, and helped me reach all of my goals. I can’t imagine doing a real estate deal without her.
